So how do you go about renting a room or property through Colne Property?
- Find your perfect home
You can to enquire about our latest available properties, or take a look our latest properties online. We’ll have all the information you need about the area, transport, shops, amenities to help you find the right place.
- Book a viewing with us
Call us and our friendly team will check through a few simple questions and arrange a viewing at a time that suits you. We recommend bringing a form of photo ID with you to the viewing as it can help speed up the moving in process later on.
You can take a look at the government’s ‘How To Rent’ advice document here, which we will again send to you when you book a viewing.
- Securing the property
Whether it is a room or a whole property, once you have viewed it and want to proceed, you will need to secure it so that we can remove it from the market. We’ll ask for a Reservation deposit to be paid (all our fees can be found below). We’ll also need:
- Your full name
- Your date of birth
- Your current address, along with proof (such as a utility bill)
- Your passport, so that we can take a copy
- Any visas, if you’re not an EU national
With this information we can begin referencing.
- Referencing
Once the room or property is secured by you, we will begin referencing. We’ll ask for an application form to be completed online and you’ll need information on your employment, salary, current and previous addresses and details for landlords and/or agents that you’ve rented through before.
We undertake thorough checks, which protect both the landlord and any other tenants you may live with. We will complete a credit check, so please be upfront with us if you have any history of bad credit, such as CCJs.
Once referencing is complete, we’ll need you to pay any remaining fees, the first month’s rent and any security deposit required. We’ll also ask you to sign a tenancy agreement (online, we don’t use any paper!). Then we can get you moved in!
- Move in day!
We’ll agree and arrange your move-in day with you well in advance. You can plan and look forward to getting in your new home!
On the day, we’ll meet with you at the property and show you round so you know where everything is. We’ll go through the inventory with you and answer any questions you have. We’ll give you your keys and then you can get settled into your new home!
We give you access to all of your tenancy details and documents online, so its easy to find anything you need at any point and check any payments you’ve made.
- Maintenance and inspections
We regularly inspect our properties to ensure we stay on top of any maintenance issues. You’ll be given notice in advance of any visits we need to make.
If you have an emergency maintenance issues, then you should contact us and we’ll be straight on to resolving as quickly as possible.
In our shared houses and HMOs, a cleaner will visit at least once a month to ensure the communal areas are clean. We can also offer an additional cleaning service for your room – please ask us for more information about this service.
Deposit protection
Before you take a property with us, you will be advised whether a security deposit is required. A deposit protects the landlord against damages and arrears caused by a tenant.
We are required by law to protect any deposit taken with a government approved scheme. We protect our deposits in the custodial scheme managed by The Tenancy Deposit Scheme (www.tenancydepositscheme.com).

When you pay your security deposit, we’ll send you a certificate to prove it has been protected in the scheme.
Insurance
We can offer our tenants specialist tenant’s contents insurance cover via our partners Rent Safe.
Charges and fees
We do not charge applicant tenants any fees. You will be required to pay a Reservation Deposit, which varies depending on the property to secure the property or room. If your referencing is successful, this will then be used towards your Security Deposit for the property. Other fees which may apply:

• Replacement key fee – starting from £30
